Brand-New Construction: To Inspect Or Not To Inspect?

Numerous people purchasing brand-new homes have a false sense of security whenever it concerns the thorough and proper construction of that house. It has been my experience after plenty of years of inspecting both new and resale properties that a large number of people only obtain an inspection on a resale or used house.
The reasoning is this; the home was designed by somebody (architect), the town, city, or county reviewed the layouts, a licensed contractor built it, and the Municipal Building Official inspected it so just why would I need to get it inspected? Well, here is the issue; plenty of parts of the country do not necessitate plans or plan reviews. Many more parts of the country do not require contractors to be licensed. Last of all, numerous areas, particularly rural areas, do not have any kind of Building Inspection whatsoever!
I live in the Phoenix area in a house which was constructed for me by a large national builder whose name you would recognize in the event that I revealed it, however I won\’t. Throughout the duration of 11 months of construction they literally constructed the home about 2 1/2 times. They mounted plenty of items improperly, removed them and then reinstalled all of them appropriately, often after two attempts. I am not speaking of small matters; things like plumbing and electrical within the concrete slab, re-installing all 33 windows, putting in insulation 3 times, and then the biggie … installing the drywall twice.
Roughly 18 months after moving in I called the builder and asked if they noticed that I had not called ever since I moved in. They said yes, that I hadn\’t called since moving into our brand-new home. I then asked how many times my neighbors had called in that exact same 18 month time period. The response was approximately 8 times on average. The moral of the story is, watch them while they are building it, have it inspected and you are going to have a virtually problem-free home as soon as you move in! Use only a Licensed or Certified Home Inspector!
